Achitectual/Building  Guidelines.

These guidlines do not address all potential contigencies and as such are not to be construed as the final guidelines for construction. Construction cannot commence without Architectural Committee review and final Board of Directors' approval.

SINGLE FAMILY UNITS ON INDIVIDUAL GROUNDS

  • Minimum sq. ft. living space (HVAC AC): 1200 sq. ft.

  • Two-story dwelling shall consist of no less than 1200 sq. ft. on main level.

  • Garage must be attached to the main structure (either directly, or by a breezeway or portico).

  • Detached Structures are NOT allowed.

  • Driveways must be finished with either asphalt, concrete, paving bricks or a combination thereof.

  • Exterior building materials preferred shall be log, half log, cedar, cedar shake, cement board, brick, stone (either quarried or cultured), LP SmartSide, and other newer concepts of siding materials, will be reviewed for consideration if appropriate.

  • Roofing materials preferred shall architectural asphalt shingle, cedar shake shingle, slate, tile, true standing seam metal roof or shingle style metal roof.

  • Building design, exterior finish, and colors, will be evaluated for approval based on matching or blending with the aesthetics of existing structures and our natural setting.

MULTI FAMILY UNITS

  • Minimum sq. ft. living space (HVAC AC) each unit must be no less than 1400 sq. ft.

  • Each unit must have a attached garage to the main structure.

  • Driveways must be finished with either asphalt, concrete, paving bricks or a combination thereof.

  • Exterior building materials preferred shall be log, half log, cedar, cedar shake, cement board, brick, stone (either quarried or cultured), LP SmartSide, and other newer concepts of siding materials, will be reviewed for consideration if appropriate.

LANDSCAPING

  • All contractors must be bonded and insured with a reputable portfolio. Documentation is required.

  • Detailed building plans, as well as all permitting documents, must be submitted to the Architectural Committee for review.

  • Approval by the Committee and the Board of Directors is required before building or landscaping commences.

  • Structures must be completed (exterior) within six months of setting foundation.

  • Construction activity must be conducted with the consideration of neighboring residents. Early morning / late evening noise levels must be minimal. Worksites must be maintained in an orderly fashion.

  • Solar panels will be considered on an individual basis. They cannot project above the roof line, cannot be freestanding and must fit the aesthetics of the structure and overall development environment.

*Note: All building plans must be submitted for review to the Lake of the Dells Condominium Association - Architectural Committee. Following review and acceptance, the Architectural Committee will recommend approval of the plans by the Board of Directors.
